What You'll Learn in 3 Days

DAY 1 - Market & Asset Intelligence

Building Your Acquisition Filter

The first step of the Professional Investor System is learning how to filter deals before committing capital.

Day one focuses on removing guesswork from identifying the right deals.

Participants will learn how professional investors evaluate markets, identify strong neighborhoods, and apply disciplined screening criteria before committing to a property.

Throughout the day you will work with the Professional Investor System evaluation tools to begin building your own acquisition filter.

Hands-On Working Sessions

Participants will work through exercises including:

Day One Outcome:

By the end of Day 1 you will have a clear acquisition filter and evaluation process that helps you quickly identify opportunities worth pursuing — and eliminate deals that do not meet your criteria.

DAY 2 - Financial Intelligence

Structuring the Deal

A deal is not good because the numbers look good.

A deal is good because the numbers are structured correctly.

Day two focuses on evaluating and structuring investment opportunities using the Professional Investor Deal Analyzer.

Participants will work through real deal scenarios and learn how experienced investors model projects before making offers.

Hands-On Working Sessions

Participants will work through exercises including:

Afternoon Session — Live Property Tour!

Evaluating Real Investment Opportunities

Participants will board a bus and visit three MLS-listed properties that require light to moderate renovation.

These properties are intentionally selected to represent the types of opportunities investors commonly encounter when pursuing fix-and-flip projects.

During the tour participants will evaluate each property using the Repair Estimator Tool and the Professional Investor evaluation framework to assess renovation scope and investment potential in real time.

Throughout the tour we will focus on the types of light to moderate renovation projects that allow investors to build experience and confidence while managing risk.

This session bridges deal analysis, repair evaluation, and investment decision-making — in real time.

Tools Introduced:

Participants actively work through the evaluation process — this is not just observing a tour.

Day Two Outcome:

By the end of Day 2 you will understand how to structure deals using disciplined financial analysis and how to evaluate renovation scope before committing capital to a purchase.

You will also know how to determine a realistic offer price based on both deal structure and repair costs.

DAY 3 - Execution Intelligence

Turning Analysis Into Action

The final day focuses on moving from deal evaluation to real-world execution.

Participants begin the day by revisiting one of the properties analyzed during the Day 2 property tour. Using the Professional Investor Deal Analyzer, the group will walk through the complete decision process investors use before committing to a project.

The session then transitions into the practical steps required to acquire, manage, and successfully complete an investment project.
